Our next meeting is not scheduled until Tuesday, July 10 (which conflicts with VFW for me – may we go until July 17??). 1. IRS 1023 (501c3) Status. This item continues to be challenging, but is back in the hands of Kristy Smith, Esq., our counsel on these matters. She had additional suggestions in addition to those I had originally received from Jim Phipps. These suggestions have required modifications to the application and an additional re-filing of our Purpose Statements with the Maine Bureau of Corporations and until accepted by them holds back the IRS filing. It has required several changes to be run by the present Trustees of the YRHCorp. She is reviewing the changes at this time. 2. Lloyd Jones has completed the initial survey and description work of the two parcels we are going to swap. There were no deeds available as both of these were tax acquired parcels and descriptions needed to be researched and made. The re-division of the parcels will not be done until after the swap is finalized and recorded. I want to get additional input from YRHC members and Lloyd on the reconfig. when ready. This part of the project is also out for legal work to make it ready for signing by owners. I have been in contact with the Gordons and they are fine with the progress and still willing and glad to make the swap when we are ready. 3. The lease has gone to Maurice A. Selinger, III, Esq. who is an affordable housing specialist that we met at a Genesis/Island Institute Seminar last winter. I will await his appraisal and willingness to work on that. 4. I am working with Liza Fleming-Ives to see how to pay for some of the above stuff!!! 5. Sorry I did not receive the info on the open house at Craig Stewart ’s any sooner. Hope that was helpful for some. 6. I have asked Alden to research the HUD Good Neighbor Program a little deeper. His findings summarized below: (Does not sound too applicable here). Will look further. It's a hell of a deal if you're a firefighter/EMT/teacher/cop. You have to be employed full-time in one of those jobs to qualify, though I don't think you have to work in the community where you want to buy a house. HUD selects "revitalization areas" where the allow people to participate in this program. They have to be places with very low income and a large number of houses for sale. In Maine, there are five revitalization zones: in Biddeford, Augusta, Lewiston-Auburn, Waterville, and Bangor. I'm guessing they target this program to cities, and I think we're probably either too small or not poor enough. But the criteria (see attached) say HUD administrators are supposed to work with local governments and non-profits, so we might give them a call just to see. The office for the Northeast US is in Philadelphia. 7. At the last YRHASC Meeting, the proposal was floated to change the By-Laws of YRHCorp to remove certain eligibility criteria from those recently adopted By-Laws and simply make them part of the YRHASC By-Laws, which is probably a good thing. Such a change will need to be posted and sent to all members as per the criteria we adopted in the new By-Laws, but first the YRHASC needs to decide exactly what those proposed changes will be at a future meeting before we bring them forth. 8. The promising applicant for next years Island Institute Fellow did not choose to come here, so a new round of applicants will be brought forth soon. One of the tasks will be to continue work with YRHC so I have been involved in the interview process. 9. The Annual YRHCorp meeting and meeting of Trustees and election of Officers is tentatively proposed to be held on Wed. July16, but I would strongly recommend we hold back on that until Items 1 and 7 above are ready to fly! We need to do some serious planning for this first meeting under the new by laws to make sure it is done correctly. Folks need to be thinking about running for Trustees and Officers of the newly reorganized YRHCorp. I will be glad to run for something if needed, but my tenure as Housing Administrator will be ending in the coming year and activities will need to be divided up a bit more!
